The single biggest reason commercial clients call us isn't price — it's scheduling. Most cleaning vendors run on a daytime model: a single crew works business hours, rotates between accounts, and your office gets cleaned while your team is trying to work. That's fine for some businesses. For most, it's the wrong shape.
Real after-hours cleaning means the crew shows up after your team leaves and is gone before they arrive. No interruption. No client-meeting overlap. No security exposure. No vacuum noise during the partner call. The crew you don't see is the crew that's working — and that's the standard most professional commercial clients should expect.
MDSM Solutions runs after-hours commercial cleaning across the Augusta / CSRA market continuously since 2013. Our default operating model is night cleaning; daytime work is the exception. Crew is structured around night shifts, secure-access protocols are documented per account, and the relationship-of-trust we have with our long-running commercial clients is built on reliability across hours when nobody else is on-site.
Who this is for
Businesses where the cleaning crew can't (or shouldn't) be present during operating hours:
For specific industries we have dedicated pages with vertical-specific protocols: Commercial Office, Medical Office, Dental Office, Law Firm & Professional, Church & Religious Facility, Daycare & School.
The four after-hours windows we run
Evening
Most professional offices, law firms, and accounting practices use this window. Crew arrives 30-60 min after close, completes work before 11 PM. Default for most clients.
Overnight
Retail stores after close, restaurants after kitchen close, manufacturing between shifts, hospitality. Modest premium for shift-differential pay.
Pre-Dawn
24/7 facilities (urgent care, fitness, gas stations) where lowest-traffic is in the early-morning window. CPA practices in tax season often use this slot too.
Weekend
Closed-on-weekends businesses, weekly deep work for higher-cadence clients, special-event reset. No premium for standard weekend windows.
Most commercial accounts blend two windows: e.g., evening cleaning Monday-Thursday + Saturday morning deep work. Cadence is sized to your operations.
Building access and security protocols
After-hours work requires more security discipline than daytime work. The crew is in your facility when nobody else is, and the protocols around that need to be documented, audited, and trustworthy.
- Same crew every visit — keys, codes, and access don't reset every Monday. The crew you trust on Day 1 is the crew there on Day 365.
- Written access documentation — keys, alarm codes, badge numbers, gate codes, lockbox combinations all stored in writing, signed for, secured.
- Crew rotation triggers immediate access changes — if a crew member leaves the company, codes change before their next shift would have been.
- Video coverage acknowledgment — if your facility has cameras (most do), the crew works under the assumption they're on camera throughout the visit.
- No third-party access — only assigned crew enter the facility. No subcontractors, no friends-of-the-crew, no after-the-fact substitutions without your approval.
- Confidentiality clauses in every employment agreement, layered with NDAs for accounts that require them.
- Insurance coverage active for after-hours work — General Liability through Selective Insurance of South Carolina (A-rated by A.M. Best). Certificate of Insurance available on request, can name your business as additional insured.
Industry-specific after-hours scope
Retail (after store close)
Standard retail after-hours scope: floor care (sweep + mop + vacuum carpet), restroom deep clean, glass and mirror, fitting rooms, register and counter sanitization, breakroom, stockroom common areas. Loss-prevention-aware: we don't enter manager offices or stockroom secure areas beyond agreed scope. We can include shopping-cart sanitization, end-cap reset prep, and entry-mat cleaning as add-ons.
Restaurants (post-kitchen-close)
Front-of-house deep clean (floors, tables, chairs, host stand, restrooms, glass), plus back-of-house support (mop floors, sanitize prep-station exteriors, dry-storage areas). Kitchen-equipment deep cleaning (hoods, fryers, deep grease) is typically your kitchen staff or specialty vendor scope, but we coordinate with whatever vendor handles that. Health-department-compliance-aware around chemical separation and food-safe surfaces.
24/7 facilities (urgent care, fitness, gas stations)
Cleaning happens during the lowest-traffic window for that specific facility. Urgent care typically 2 AM-5 AM. Fitness centers 3 AM-6 AM. Gas stations and convenience stores in coordinated windows around shift changes. Crew works in zones — cleaning sections not in active use, communicating with on-shift staff for access. Medical-grade protocol applies for urgent care; see Medical Office Cleaning.
Manufacturing (between shifts)
Between-shift cleaning typically happens during shift-change windows or during dedicated cleaning hours. We work to whatever cadence and window your operations team specifies. Production-floor cleaning (machinery exteriors, walkways, restrooms, breakrooms, locker rooms) is standard. Heavy-soil and chemical-spill response handled by specialty vendors when applicable.
Professional offices (confidentiality)
Law firms, CPA practices, financial advisors, government offices — anywhere documents and screens carry confidentiality. After-hours is the default because the crew never overlaps with active client work. See Law Firm & Professional Office Cleaning for the full document-handling protocol.
The right after-hours vendor is invisible. You don't see them, your team doesn't see them, your clients don't see them. You walk in the next morning and the work is done. That's the standard.
Pricing — modest premium for overnight and pre-dawn
Pricing structure for after-hours cleaning:
- Evening (5 PM-11 PM): standard commercial rate, no premium. Default for most clients.
- Overnight (10 PM-5 AM): 10-15% premium above evening rate. Covers crew shift-differential pay.
- Pre-dawn (3 AM-7 AM): 10-15% premium above evening rate.
- Weekend (standard hours): no premium for Saturday-Sunday work in normal daytime windows. Premium applies if weekend work falls in overnight or pre-dawn slots.
The premium is real but modest. Most of our crew prefers night shifts, so we structure schedules around availability — we don't use after-hours pricing as a margin-builder. Walkthrough is free; quote within 24 hours.
